Terms of Service
Last updated 2026-10-11 · Version 2026-10-11
These terms are the agreement between you and us about using Cadastre. Please read them. If you do not agree, do not create an account or use the service.
Who we are and accepting these terms
Cadastre is operated by [LEGAL ENTITY NAME] (“we”, “us”). These terms are between you and [LEGAL ENTITY NAME].
You accept these terms and confirm you are 18 or older by ticking the box on the page where you choose your password, or when you accept them after we update them, or when you use Cadastre, whichever comes first. They include our Privacy Policy.
Who can use Cadastre
You must be at least 18. By creating an account you confirm that you are 18 or older and that you agree to these terms and the Privacy Policy. Cadastre is for businesses, professionals and individuals who do site selection or related research, for their own work or for their clients.
If you sign up for, or use Cadastre on behalf of, a company or other organisation, you confirm that you have authority to bind it to these terms, and “you” includes that organisation.
The service
Cadastre is a tool for metro-level site-selection screening. You set a target region, requirements and criteria. Cadastre screens US metropolitan areas against them and ranks those that qualify. You can save a ranking as a snapshot and produce reports and data exports from it, in formats that may include PDF, PowerPoint, CSV and Excel, and others we add over time.
You can also reach some of Cadastre’s data, screening and ranking from your own software and AI assistants, as described in “API, MCP and developer access”.
Parcel-level data is not part of the service today. If we add it, additional terms may apply to it.
Accounts and security
You need an account to use the Cadastre app (the public datasets the API serves can also be used without one: see “API, MCP and developer access”). You sign up by giving your email address and name; we email you a link, and you choose your password when you open it, which also verifies your email address. You must give accurate details.
Keep your password and your sessions secure. You are responsible for what happens under your account. Tell us promptly at support@getcadastre.com if you think someone else has used it.
Your sign-in is for one person. Do not share it, unless the plan you are on says otherwise. To work with colleagues, use the teams described in “Accounts and teams” below.
Accounts and teams
Projects belong to an account, not to one person. A person can belong to several accounts. Everyone in an account can see, change and report on all of the account’s projects, including the client names in them. Each account has one or more owners. Owners and admins can manage the account’s people, but only an owner can make someone an owner or change or remove an owner.
Owners and admins can invite people to the account by email address and remove them. If you are an owner or admin, you are responsible for who you invite and for your team’s use of Cadastre under your account; you confirm that you have the right to give the people you invite access to the account’s projects and client information. An invitation works only for the address it was sent to, and only until it expires or is revoked.
When a person is removed from an account, or leaves it, they lose access to its projects at once. The projects they created stay with the account, and their name stays shown as the creator, marked as a former member. An account must always have an owner, so the last owner cannot leave or be removed until another owner is named.
We keep a short log of changes to an account’s membership (invitations, people joining, leaving or being removed, role changes and renames), which owners and admins can read.
Free trial and payment
New accounts start with one week free. After the trial, continued use is paid, at [PRICE AND BILLING TERMS].
We will not charge you unless you have agreed to a plan and given us a payment method. Whether and when we remind you before the trial ends, and how renewals, cancellation and refunds work, is set out in the billing terms above. Taxes may apply.
Acceptable use
You agree not to:
- scrape, crawl or bulk-extract the service or its data, by automated means or otherwise, other than through the exports we provide, the API on the terms in “API, MCP and developer access”, and the download on our open data page;
- resell, sublicense or republish the underlying data, or use it to build a competing data product, except as “API, MCP and developer access” allows for what the API returns (the OpenStreetMap-derived dataset on the open data page is offered under its own licence and is not restricted by this);
- reverse engineer, decompile or try to discover the source code of the service;
- use the service for anything unlawful, or in a way that infringes anyone’s rights;
- try to get around access controls, rate limits or security measures, or probe the service for weaknesses without our written permission;
- upload data you have no right to use; or
- interfere with the service or other users, or use it to send malware.
We may suspend access if we reasonably believe you have broken this section.
Your content
Your content is what you put into Cadastre: project names, client names, requirements and criteria text, and, if we add upload features, the data you upload. You own it.
You give us a worldwide, non-exclusive licence to host, copy, process and display your content only as needed to run, secure and support the service for you, including sending criteria text to the AI providers described in the Privacy Policy. The licence ends when your content is deleted, apart from copies kept in backups until they expire.
You are responsible for your content. You confirm you have the right to use it with Cadastre, and you are responsible for any confidentiality duties you owe others, such as your clients. Think before you type a client’s confidential information into a free-text field.
Outputs and data
The reports, decks, spreadsheets and other exports you create are your outputs, whatever their format. You may use them for your own business and share them with your clients.
You may not resell or redistribute the underlying datasets, or compile them into a competing data product, except for the OpenStreetMap-derived dataset described below, which you may use under its own licence. Giving a client a report you prepared for them is fine; handing out the data wholesale is not. What you may do with data you get through the API is set out in “API, MCP and developer access”.
The data comes from third-party and public sources, such as the Census Bureau, the Bureau of Labor Statistics, the Bureau of Economic Analysis, the Energy Information Administration, FEMA and the EPA. Each report names its sources and their vintage. Those sources may carry their own terms and attribution requirements, which you must respect when you use the outputs. Some map data is © OpenStreetMap contributors, available under the Open Database Licence (openstreetmap.org/copyright). The transmission lines shown on the map are derived from it, and we offer that derived dataset on our open data page under the same licence once an extract has been prepared; our own measures and the rest of the service are not part of that offer. If a source’s terms require it, we may limit or remove a dataset from exports: a report or export may leave out data that a source’s terms do not allow us to export.
API, MCP and developer access
Cadastre offers programmatic access to its data, screening and ranking: a read-only API, and, as we add them, a server for AI assistants that use the Model Context Protocol (MCP) and a command-line tool (together, “the API”). This section applies to the API in addition to the rest of these terms. Where it differs from another section on something about the API, this section applies.
Access and your licence
You can use the API for the public datasets it serves without an account or a credential. Whether or not you have an account, by using the API you agree to these terms, including this section; if you do not agree, do not use it. An account gives you higher rate limits: with one, you reach the API with an API key you create in Settings, or by approving an app, such as an AI assistant or our command-line tool, in your browser, after which it signs in on your behalf. Each key or approved app acts as you, in the one account you chose, and can only read data and run screens and rankings: it cannot open your projects or change anything in your account. To confirm the connection it can read your name and user identifier, the chosen account’s name and identifier, and your role in it. It works only while you are a member of that account and have accepted the current version of these terms; when we update them, your keys and apps stop working until you accept the new version in the app.
The higher limits also need API access enabled for the account. During the beta we enable it for an account on request, and we may decline to enable it or turn it off; while it is not enabled, the account’s keys and apps have the same access and limits as use without an account. API access may become part of a paid plan in the future; as “Beta” below says, we will tell you before we start charging.
Subject to these terms, we give you a limited, revocable, non-exclusive, non-transferable and non-sublicensable licence to use the API, with or without an account (and, if you have one, while it is in good standing), for your own business and for work you do for your clients, as this section describes.
Your keys and connected apps
- Keep API keys secret, as you would a password. Do not share a key with anyone, including other people in your account (each of them can create their own), publish it, or build it into software, web pages or files that other people can use or inspect.
- You are responsible for everything done with your keys and the apps you approve, as if you had done it yourself, until you revoke the key or disconnect the app in Settings. If you think a key or an app has been exposed or misused, revoke or disconnect it at once and tell us at support@getcadastre.com.
- The name an app shows when it asks for your approval is the app’s own claim; we do not verify it. Approve only apps you trust.
- Account owners and admins can see and revoke every API key in their account, and are responsible for the keys and apps used in it as for the rest of the team’s use of Cadastre.
AI assistants and other agents
If you connect an AI assistant or another automated agent to Cadastre, it acts on your behalf, with your credentials if you give it any, and you are responsible for what it does, including requests you did not expect it to make and how it uses, changes or presents what it receives. AI assistants can misread, misstate or invent figures and credits. Check what an assistant tells you against the API’s own response before you rely on it or pass it on, and make sure anything you publish from it carries the attribution described below.
Rate limits and fair use
The API has rate limits and quotas, for each key, each approved app and each account, and for use without an account for each network address, which we describe in our API docs and may change. A request over a limit is refused; wait and try again later. You agree not to:
- get around a limit, for example by creating extra keys, apps or accounts, or by using many network addresses, to add up allowances, or by spreading requests across them;
- let anyone outside your account use the API through your keys or apps, or offer the API, or access to it that is substantially unchanged, to others, for example as a proxy, a mirror or a pass-through service;
- scrape or automate the Cadastre web app, or call the internal endpoints its pages use, to get data the API offers, instead of using the API; or
- use the API in a way that puts an unreasonable load on the service or interferes with other users.
Beta
The API is in beta and free while it is. We will tell you before we start charging for it, and paid use will be on the terms we publish then. During the beta we may change, add or remove endpoints, fields, datasets, formats and limits, and we may suspend or end the beta. We will try to give notice of changes that break existing uses, but we may not always be able to. There is no service level, uptime or support commitment for the API. Do not build anything that cannot tolerate the API changing or stopping.
Using what the API returns
You may use what the API returns (figures, screens, rankings, and their descriptions and labels: “API output”) in your own work and products, including commercial ones: your analyses, reports, presentations, software and the advice and deliverables you give your clients. You may do so on these conditions, which apply wherever API output, or anything you derive from it, goes:
- Carry the attribution. Every successful API response that returns data has an
attributionfield listing, for each source in it, the credit and any notices and conditions the source requires, and, where known, aretrieved_atdate: when Cadastre last imported that source (or, where no import is recorded, when its data was last updated). Show those credits and notices with the API output, reasonably close to it, and keep to the conditions. Our Rights and attribution page explains each source’s requirements. In summary, today: credit the publishing agency; for the Census Bureau and the Bureau of Economic Analysis, say that your product uses their data API but is not endorsed or certified by them; for the Bureau of Labor Statistics, say that BLS cannot vouch for the data or analyses derived from them after they were retrieved, and give the date the data was retrieved (theretrieved_atdate, or the date you called the API if none is given); and for CDC, credit “Source: CDC”, say that the data is available at no charge from CDC, say that CDC does not endorse you or your product, and do not change CDC’s figures. The attribution field and the Rights and attribution page take precedence over this summary, and may change as sources change their terms. - Label Cadastre’s computed values. Some values are computed by Cadastre, such as a metro area’s figure built from county figures, and the API marks them as computed by Cadastre and says how. Do not present them as the publisher’s own figures. Credit them as “Source: Cadastre, computed from” the publisher’s data (for example, “Source: Cadastre, computed from Bureau of Labor Statistics data”), together with the publisher’s own credit.
- Imply no endorsement. Do not say or suggest that a government agency, another source or Cadastre endorses, certifies or vouches for you, your product or your analysis, and do not use their logos or ours without permission.
- Respect the sources’ own terms, which apply to their data whoever passes it on.
No redistribution as a data service
You may not use the API to rebuild or replace Cadastre’s data as a product. In particular, you may not:
- copy all or a substantial part of a dataset, or of Cadastre’s computed values, out of the API and publish, sell, license or give it to others as a dataset, a data feed, a download or an API of your own; or
- offer a product or service whose main purpose is to give others the data the API serves, as a substitute for Cadastre or its API.
This limit is meant to stop wholesale redistribution, not ordinary use. Figures, tables, charts, maps, rankings and screens in your reports, decks, analyses, software features and client deliverables are fine, even when they cover many metro areas or measures, as long as the API output is part of your work and not the product itself. The limit applies to Cadastre’s service and the compilation it returns; it does not stop you getting public data from its publishers yourself. If you are not sure whether a use is allowed, ask us at support@getcadastre.com.
What the API does not serve
The API serves only sources whose terms allow it, which today means U.S. federal government sources that are in the public domain, including CDC data on CDC’s terms. It does not serve some data that the app shows: sources licensed for non-commercial use only (such as County Health Rankings), sources whose terms are unsettled (such as archived HIFLD data), values derived from OpenStreetMap, whose share-alike licence needs separate terms, parcel data, or geometry such as boundaries and lines. Do not try to obtain data that the API does not serve through the API, or by combining it with the app. Which sources the API serves can change; each dataset’s page in our docs says whether it is served.
Health data and individuals
CDC’s overdose death rates come from death records held by the National Center for Health Statistics (NCHS), and the NCHS Data User Agreement applies to them and to anything derived from them. For those figures you agree to use them only for statistical reporting and analysis; not to use them, alone or combined with other data, to try to identify or learn about any person; not to link them with individually identifiable data; to keep suppressed values suppressed and not try to work them out; and, if you learn someone’s identity by accident, not to use or disclose it and to tell us. More generally, do not use the API to identify, profile or target any individual.
Accuracy
API output is the same data the app uses, with the same limits: it may be incomplete, estimated, suppressed, revised or out of date, and Cadastre’s computed values follow our method, not the publisher’s. “No professional advice; accuracy”, “Disclaimer of warranties” and “Limitation of liability” apply to the API and its output as they do to the rest of Cadastre, including to what your apps, AI assistants and clients do with it. You are responsible for how you use API output in your products and advice, and for telling the people who rely on them about its limits.
Suspending or ending API access
We may limit, suspend or revoke a key, an approved app or your API access, or block use without an account from a network address, if we reasonably believe it is being misused, has been exposed, breaks this section or puts the service or others at risk, or if a source’s terms require it; where we reasonably can, we will tell you why. We may also end the API or the beta. You can revoke your keys and disconnect your apps at any time in Settings. When you leave an account, or your access to Cadastre ends, your keys and apps for that account stop working. You may keep using API output you obtained before then, on the conditions in this section, which survive.
No professional advice; accuracy
Cadastre is a screening aid. It is not a survey, an appraisal, or engineering, environmental, legal, tax or investment advice, and it does not replace the professionals who give that advice.
Data may be incomplete, estimated, suppressed or out of date. Scores and rankings depend on the criteria and weights you choose, so different choices give different results. Verify what matters with primary sources and qualified professionals before you rely on it, and especially before you commit money or advise a client.
AI-assisted features
When you type a criterion in your own words, AI models interpret it and propose how to measure it. The interpretation may be wrong or may miss what you meant. You review it and decide whether to approve it, and you remain responsible for the criteria you approve. We do not guarantee that AI output is accurate or suitable for your purpose.
Third-party services
Cadastre relies on third parties, such as hosting, email, payment and AI providers, and on third-party data. We are not responsible for services we do not control, and their availability or terms may affect Cadastre.
Our intellectual property
We own the service: the software, the design, and the way the data is compiled and presented. Cadastre and its logo are our trademarks. These terms give you a limited, non-exclusive, non-transferable right to use the service. They give you no other rights in it.
If you give us feedback or suggestions, we may use them without obligation to you.
Privacy
How we handle personal information is described in our Privacy Policy. It explains what we collect, why, and who else receives it.
Availability and changes to the service
We aim to keep Cadastre available but do not promise uninterrupted service. We may carry out maintenance, and we may change, add or discontinue features, including exports. If we discontinue something you pay for, we will tell you.
Ending your use
You can stop using Cadastre at any time. To close your account, write to support@getcadastre.com.
We may suspend or end your access if you break these terms or do not pay what you owe, or if we have to for legal reasons. We will usually tell you why.
When your access ends, you can no longer create exports. Download what you need first. We may delete your account and content within [RETENTION PERIOD] afterwards. Sections that by their nature should survive, such as ownership, disclaimers, liability and disputes, do.
Disclaimer of warranties
Cadastre is provided “as is” and “as available”. To the extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement.
Limitation of liability
To the extent the law allows, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, lost business or lost data, even if we were told they were possible. This includes decisions you or your clients make using Cadastre.
Our total liability for all claims arising out of or relating to Cadastre is limited to the amount you paid us in the 12 months before the claim, or [LIABILITY AMOUNT] if you paid nothing.
Some places do not allow some of these limits, so they may not apply to you in full. Nothing here limits liability that cannot be limited by law.
Indemnity
You will defend and compensate us against claims, losses and reasonable costs brought by a third party because of your content, or because you used Cadastre in breach of these terms or the law. We will tell you promptly about the claim and let you control the defence, though we may take part at our own cost.
Changes to these terms
We may update these terms. For material changes we will give notice, by email or in the service, before they take effect, and ask you to accept the new version. The date at the top shows the current version. If you keep using Cadastre after a change takes effect, you accept it. If you do not agree, stop using Cadastre.
Governing law and disputes
The laws of [GOVERNING LAW STATE] govern these terms, without regard to conflict-of-law rules. Courts in [GOVERNING LAW STATE] have exclusive jurisdiction over disputes, and you and we consent to them. Before starting a claim, please contact us so we can try to resolve it informally.
General
- Entire agreement. These terms and the Privacy Policy are the whole agreement between us about Cadastre.
- Severability. If a part is unenforceable, the rest stays in force.
- Assignment. You may not assign these terms without our consent. We may assign them, for example in a sale of the business.
- No waiver. Not enforcing a right is not giving it up.
- Notices. We may notify you by email or in the service. Send notices to us at support@getcadastre.com.
